Basic Service

The Basic Visual Inspection is completed in accordance with the rules and regulations of the Texas Real Estate Commission (T.R.E.C.) and it meets or exceeds the Standards of Practice of both the National Association of Home Inspectors (N.A.H.I.) and the American Society of Home Inspectors (A.S.H.I.).

As stated by T.R.E.C.—

"The inspection is of conditions which are present and visible at the time of the inspection, and all of the equipment is operated in normal modes. The inspector must indicate which items are in need of repair or are not functioning and will report on all applicable items required by TREC rules."

T.R.E.C. goes on to say—

"Property conditions change with time and use. Since this report is provided for the specific benefit of the client(s), secondary readers of this information should hire a licensed inspector to perform an inspection to meet their specific needs and to obtain current information concerning this property."

Also, please be aware that a Home Inspection is not a home warranty or insurance policy. It is simply a visual inspection of structures and systems that are accessible at the time of the inspection. Home warranties can be purchased from many different companies who specialize in providing them, and this may be a good subject to discuss with a seller if you are the purchaser, or vice versa.

If you are a purchaser you may also want to discuss repairs with the seller and negotiate reductions in the purchase price based on those repairs. While I may be able to recommend several possible alternatives for repair of defects or hazards, I can not recommend any particular contractor or repair service since that would be a conflict of interest. And while I may be able to suggest a possible range of repair costs for defects that I report, I must recommend that, in order to ascertain the exact cost of any repair, you contact a properly licensed specialist for a detailed quote.
